You took the first step in the right direction when you decided to hire Vision Painting, but the process should not end here. Home maintenance should be reviewed annually to help identify and prevent minor problems from turning into major problems that can be costly to repair. How many times have you paid a lot of money for some form of service only to have the weather and elements, things that are beyond everyone's control, deteriorate the work. How often have you called the same contractor to come back and perform additional work? Often times, you don't remember their name, or they are not in business any longer. Wouldn't it be nice to hire someone you can trust to come back every year to inspect and maintain your home? Wouldn't it be nice to have someone who knows your home, maintain your home every year? Are you tired of seeing mildew every year? Are you tired of paint peeling from your window sills and calling the painter for repair and the line is no longer in service or they don't respond?
Vision Paintings 5-Year Maintenance program is here to solve all of these problems. Since you have hired us to paint your home, why not have us come back every year to make sure the paint stays in good condition? You currently have a 2-year warranty but it also has exclusions in it. The 5-year Maintenance and Warranty program eliminates most of the exclusions and it extends the 2-year warranty to 5 years. This program is designed to keep your house looking good, year after year. There are so many things that happen to a house that causes the paint to fail prematurely. Our Maintenance program is designed to help prevent things from happening before they happen.
What do you get?
Vision painting will inspect your home on or about the annual anniversary based on your painting completion date. We will wash the house, check for cracked caulking, peeling paint, rusting lintels/railings, and repair these items, bringing them back to the condition they were when we completed the original painting. We will also, on the 2nd and 5th year, repaint your front door and shutters, if included in the original contract. If you have a stained front door, we will re-apply one coat of spar varnish (it does not include stripping, sanding, or re-finishing door if exposure is so bad it happens in less than one year) annually.
What is Excluded?
There are only a few items that are excluded. These include decks, porch floors, wood rot, stucco cracks, items not included in the original contract, and fading paint. We can certainly wash and seal your deck annually if you like, as well as add the painted deck railings or porch floor to maintenance program.
What does it Cost?
The question is, what does it cost if you don't do it. As a homeowner, it is prudent to have your home power washed every year. This costs at least $100, even if you rent a washer yourself, after paying for all the necessary supplies/chemicals, to over $500 depending on the size of your home. You may have your home painted every three to four years and wood rot may be happening in places you do not normally look or can't see. We inspect the house every year and provide you with a written detailed report on the areas that were repaired.
We charge 20% of the one coat price on the house excluding all wood repairs that might have been done, and excluding decks, porches, etc. It is only 20% of the one coat price of the actual house. Example: If your house was $3,500 but it was $2,000 for one coat on the house, $500 for wood repairs, and $750 for a second coat on the trim, and $250 for a deck or porch floor, the cost of the program would be based on 20% of the $2,000 price which is $400 PER YEAR. You could, of course, add the deck or porch floor to the warranty if you like. As you can see, there is minimal cost to add Vision Painting's 5-Year Maintenance program to your home maintenance plan.
